Pricing & Payment
$0 Down & Payment Questions
Yes. There are no deposits and no upfront costs. Your monthly payments begin only after your new roof is
fully installed and you approve the completed work.
It means we finance the project and you make no payments until the roof is done and you’ve approved
it. No credit card, no check, no deposit at signing. Your first payment happens only after you walk the
completed project and give the green light.
We don’t get paid until you sign off on the completed project. Your approval is required before any
payments begin. We walk through the finished roof with you and address anything that doesn’t meet
your expectations before payments start.
It depends on the material and size of your roof. Asphalt shingle: $9,000–$20,000+. Tile:
$15,000–$30,000+. Metal: $12,000–$25,000+. Flat/low-slope: $10,000–$22,000+. We
provide a detailed written quote after our free in-home inspection, no obligation.
Yes. With $0 down and payments starting only after you approve the finished roof, financing is built into
our model. We work with you to find monthly terms that fit your budget.
Shingle Roofing
Asphalt Shingle Questions
3-tab shingles typically last 20–25 years, while architectural shingles last 30–50 years.
California heat can reduce the lifespan of lower-quality shingles, making architectural shingles the
better long-term investment for homeowners in Monterey and Santa Clara Counties.
3-tab shingles are flat, single-layer shingles with a uniform appearance and shorter warranties
(20–25 years). Architectural shingles are dimensional, multi-layered shingles that offer better
wind resistance, richer aesthetics, and longer warranties (30–50 years). Architectural shingles are
the most popular choice for homeowners today.
Most asphalt shingle roofs are completed in 1–2 days. Larger or more complex roofs with multiple
valleys, dormers, or steep pitches may take up to 3 days. We keep a clean jobsite and minimize disruption
throughout.
Yes. Energy Star rated cool roof shingles are available with special reflective granules that bounce UV
rays away from your home. These shingles can lower attic temperatures by up to 30%, significantly
reducing cooling costs during California’s hot summers.
Tile Roofing
Tile Roof Questions
Tile roofs last 50–100+ years with proper maintenance. Concrete tile typically lasts 50+ years,
while clay tile can last 100+ years. This makes tile one of the longest-lasting roofing options available
for California homes.
Some older homes may need structural reinforcement to support tile weight. We assess this during our free
inspection and include any necessary reinforcement in the quote, with no surprise costs.
Yes. Tile carries a Class A fire rating, the highest available. It’s ideal for fire-prone hillside
areas in Los Gatos, Saratoga, and the WUI zones throughout Monterey and Santa Clara Counties.
Clay is lighter, lasts longer (100+ years), and has a traditional terra cotta look. Concrete is more
affordable, comes in more profiles (flat, barrel, S-shape), and lasts 50+ years. Both carry Class A fire
ratings and perform exceptionally in the California climate.
Metal Roofing
Metal Roof Questions
40–70 years depending on the system. Standing seam typically lasts 50–70 years with proper
installation and minimal maintenance.
No. With proper underlayment and insulation, a metal roof is comparable to any other roofing material in
terms of sound. Modern installations eliminate the “tin roof” noise concern entirely.
No. Metal roofs do not increase lightning risk. In fact, metal is non-combustible, so if your roof is
struck, it actually dissipates the charge safely rather than catching fire.
Yes. They reflect solar heat, reducing cooling costs by 10–25%. Many metal roof systems qualify for
energy efficiency rebates, making them even more cost-effective over time.
Flat Roofing
Flat & Low-Slope Questions
TPO is the most popular choice for Eichlers due to its energy efficiency and cool roof compliance. We
assess your specific home during our free inspection and recommend the best system for your situation.
Not when properly installed with correct drainage. Poor installation is the #1 cause of flat roof leaks,
not the roof type itself. That’s why choosing an experienced flat roof specialist matters.
California Title 24 requires cool roof materials on many re-roofing projects. Cool roofs reflect sunlight
and reduce heat absorption. TPO membranes naturally qualify as cool roofs, making them an excellent choice
for flat and low-slope applications.
20–30+ years depending on the system and maintenance. TPO and built-up systems typically last
25–30 years. Modified bitumen lasts 20–25 years.
